How Billing Works at Property Leads

At Property Leads, we’ve designed our billing system to give you flexibility, consistency, and peace of mind. This guide explains how your account is funded, how billing cycles work, and when charges are triggered.


Initial Deposit

All new accounts begin with a one-time $1,500 deposit. This deposit is not a fee — it is used toward the cost of your leads and helps ensure you’re ready to receive opportunities right away.

Tip: Your deposit is not billed again at the start of each month — it’s applied to leads until your account begins auto-renewing.

How Your Budget Resets

Your budget resets on the same day each month based on your original account creation date.

Example: If your account was created on March 7, your budget will reset on the 7th of every month moving forward.


How Auto-Renewal Works

We do not bill on a lead-by-lead basis. Instead, we keep your account balance topped off using smart auto-renewal logic to reduce interruptions and delays.

  1. Your account balance is maintained at the cost of two leads in your highest bid territory.
  2. Your account renews when your balance falls to your highest bid amount or lower.
  3. The amount of each renewal will match your highest bid, or a $125 minimum, whichever is greater.

Example:

  • Highest bid: $300 → Balance maintained at $600
  • Once balance drops to $300 or below, card is charged $300
Tip: Most account balances will hover around the cost of two leads in your highest bid territory.

Minimum Refill Amount

If your highest bid is below $125, your account will still renew at the minimum amount of $125. This helps avoid multiple small transactions that can result in card declines or delays in lead delivery.


⚠️ What Happens If a Payment Declines?

If your card declines during a refill attempt, your account will automatically pause and you will spend your remaining balance until you can no longer receive leads (balance drops below minimum lead price).

Tip: Make sure your payment method is current and has enough room to cover the refill amount tied to your highest bid.


Why Did My Card Get Charged After Smaller Leads?

If you receive lower-priced leads, your balance decreases more slowly. A refill only occurs when the balance reaches your highest bid amount or below.

Example:

  • Highest bid: $300 → Required balance: $600
  • You receive 2 leads at $125 → Balance remains above $300
  • You receive a 3rd lead at $125 → Balance drops to $225 → Card is charged $300 to bring it back to $525


How to Check Your Lead Costs

You can view all lead charges in the “Transactions” section of your lead portal. Each lead is listed with its cost and timestamp.
