Why am I not receiving leads?
If you're not receiving leads, several factors may be affecting your lead flow. Here are some helpful steps to troubleshoot:
- Check Your Account Balance: Ensure that your account balance equals the cost of two leads in your highest bid territory. A low balance can prevent new leads from being delivered.
- Confirm You Are the Top Bidder: Leads are distributed to the highest bidder within each territory. Check that you're the top bidder in your selected territories to increase your chances of receiving leads.
- Expand Your Territory: If you're targeting a small area, consider expanding your territory. Larger territories tend to generate more leads, giving you more opportunities.
- Check Your Budget: Verify you haven’t hit your budget. If you’ve reached the limit, your account may no longer receive leads until your budget resets. Ensure there’s enough room in your budget to cover at least one more lead at your set bid price and consider increasing your budget if needed.
- Make Sure Your Account Isn't Paused: If your account is paused, you will not receive any new leads. You can check and adjust your pause settings at any time from your dashboard.
What determines how many leads I receive?
Lead volume is primarily influenced by seller activity in your selected territories. If there is limited seller activity in an area, fewer leads will be generated. As seller activity increases in your chosen territories, you’ll likely see a rise in lead volume.
How do the bids work?
Here’s how the bidding system works:
- Top Bidder: If you’re the top bidder (shown in green), you are the exclusive recipient for leads in your selected territory. This gives you priority over all other participants in that territory.
- Tied Bidders: If you’re the next increment down, you will be tied with others, and leads will be distributed on a round robin basis to all tied bidders. While you’ll still receive leads, they may not come as frequently as being the exclusive top bidder.
- Outbid Notifications: As the primary account holder, you’ll receive notifications whenever you've been outbid. This allows you to log in and adjust your bid to stay competitive.
- Bid Price Changes: Lead prices can fluctuate throughout the month. It's important to log in regularly and check the current bid prices to make sure you're staying competitive in your chosen territories.
- Checking Current Bid Prices: To check the current price to be the top bidder in a territory, follow the same process used to add new territories to your profile. The price next to each listed county or state will show the current bid price to be the top bidder.
How can I improve my lead volume?
If you're looking to boost your lead volume, consider the following tips:
- Increase Your Bid: If you’re not the top bidder in your territory, adjusting your bid can make you more competitive and increase your chances of receiving leads.
- Expand Your Territory: Broaden your lead search by adding more territories. A larger scope often leads to more leads, especially in less competitive regions.
- Increase Seller Activity: Engage with your leads and be proactive in your outreach. This can help build a stronger pipeline for future leads as well.
- Avoid Pausing During High Activity Periods: Many of our clients have seen better results by keeping their accounts active, especially during nights and weekends. We often see a higher volume of motivated seller activity during these times, and leads that come in overnight tend to have a higher title transfer rate.
What can I do if I'm still not receiving leads after making adjustments?
