What Does Exclusive Mean?
- Leads you purchase through Property Leads are never sold to another investor from the same submission.
- If a seller fills out the same form twice in a single session, our system automatically blocks the duplicate.
- Exclusivity applies at the point of submission; once delivered, the lead belongs only to you.
Why Do Duplicates Occur?
Many motivated sellers are savvy and proactive. They often:
- Fill out forms across multiple branded sites (sometimes within our network, sometimes outside of it).
- Seek the best possible offer by connecting with more than one investor.
- Expect calls from multiple potential buyers; this behavior is common in real estate transactions.
In these cases, the seller’s intent is genuine, but you may hear the seller received more than 1 call due to the seller filling out more than 1 form.
Examples of How Duplicates Work
- Same Session, Same Form: A seller enters their info twice back-to-back.
✅ Automatically blocked by our system. - Different Sites in Our Network: A seller fills out a form on “Website 1” and again on “Website 2”
✅ Both are valid leads and will be delivered. - Outside Our Network: A seller fills out a form with us and also submits info to a website we don’t own.
✅ This is outside of our control; sellers often expect multiple follow-ups.
Best Practices for Working Your Leads
Even when sellers are speaking with multiple investors, your speed and persistence are what secure the deal. We recommend:
- Calling leads within 5 minutes of receiving them.
- Making 12+ contact attempts across phone, text, and email.
- Building rapport through open-ended questions and consistent follow-up.
- Having multiple exit strategies available.
