How We Define Inbound Leads

Property Leads uses every marketing channel except cold calling to get in front of homeowners to see if they are interested in a cash offer on their home. We consider a lead “inbound” when a homeowner responds to that marketing and voluntarily submits a form or calls in with their contact information, property details, and information about their situation. The completed inquiry is then delivered as a lead (and call!) to you, the investor.

This article explains what inbound means at Property Leads, how sellers reach our landing pages, and what you can expect when working with inbound, consented leads.

How does county bidding affect advertising?

Section titled “How does county bidding affect advertising?”

County-specific advertising depends on whether bids in that area support the cost of marketing. Higher bids may make more expensive marketing possible. At lower bids, a county may receive leads from broader national campaigns rather than county-specific advertising.

A higher bid does not guarantee a particular advertising spend or lead volume.

  • Form Submissions: A seller completes a property information form after engaging with one of our marketing efforts.
  • Call-Ins: A seller calls in directly and provides their information verbally.

In both cases, the seller is actively choosing to engage and provide their details.

All inbound leads delivered through Property Leads are subject to our quality standards and refund policy.

If a lead does not meet policy criteria or is determined to be invalid, it may be submitted for review within the applicable timeframe.

Do you model which sellers may sell off market?

Section titled “Do you model which sellers may sell off market?”

Yes. We use modeling to try to identify homeowners who are more likely to sell off market rather than list with an agent. This is a best-effort process, not a guarantee that every seller will choose an off-market sale.

We filter out lower-quality leads on the front end, before delivery. Filtering is not perfect, so use the refund policy if a delivered lead appears to meet a refund reason.

Are listed properties filtered out of standard leads?

Section titled “Are listed properties filtered out of standard leads?”

We try to filter out listed properties from standard off-market leads, but filtering is not perfect and a listed property can slip through. This is separate from the MLS Listed lead type, which is specifically for listed properties. See the MLS Listed & Mobile Home Leads FAQ.

Can I receive only a specific motivation, reason for selling, or property type?

Section titled “Can I receive only a specific motivation, reason for selling, or property type?”

No. We do not offer custom filters for a specific motivation, reason for selling, property type, or price point within standard home-seller leads. Inbound marketing cannot target exclusively homeowners in one situation or a narrowly defined buy box.

We focus our marketing on single-family homes and try to limit property types such as condos, but this is a best-effort approach—not a guarantee that those properties will be excluded. If you only want one particular motivation or property type, these leads may not be the right fit.

Separately offered products, such as MLS Listed and Mobile Home in Park leads, are distinct lead types rather than custom filters on standard seller leads.

No. Every lead we sell is modeled toward homeowners who are more likely to sell off market, but that does not create a property-age filter.
