Understanding Exclusive Leads

At Property Leads, we are committed to providing high-quality, exclusive, motivated seller leads. However, it’s important to clarify what “exclusive” means in practice and why you may occasionally see what appears to be a duplicate lead. This article explains how exclusivity works, why duplicates occur, and how to maximize your success when working these leads.

  • Same Session, Same Form: A seller enters their info twice back-to-back. ✅ Automatically blocked by our system.
  • Different Sites in Our Network: A seller fills out a form on “Website 1” and again on “Website 2” ✅ Both are valid leads and will be delivered.
  • Outside Our Network: A seller fills out a form with us and also submits info to a website we don’t own. ✅ This is outside of our control; sellers often expect multiple follow-ups.

How long are duplicate addresses and phone numbers suppressed?

Section titled “How long are duplicate addresses and phone numbers suppressed?”

We suppress duplicate addresses and phone numbers from being delivered to the same buyer for 365 days. This is not lifetime suppression or a promise of free repeat leads after that period.

Variations can allow a repeat to slip through. For example, a seller might change “North” to “N” or “Street” to “St” in the address and use a different phone number.

If you think you received a duplicate, submit it for a refund review and include the related duplicate Lead ID. A request is subject to the refund policy; it is not an automatic approval.

Duplicate leads are not a sign of poor quality; they reflect seller behavior in today’s competitive market. We protect against same-session repeats, but sellers shopping around may appear in multiple funnels. By following best practices and acting quickly, you can maximize your advantage and win more deals.
